Job Summary
Performs skilled HVAC work in the maintenance, repair and renovation of Authority buildings, housing units and facilities. Performs general maintenance work and related work as required.
Essential Functions
- HVAC Technician will perform HVAC maintenance work, such as, repair and replacement of items, all sizes of mechanical air conditioning and heating systems and periodic inspection, cleaning and/or lubrication of fans, motors, coils, and pumps.
- HVAC Technician will also be expected to perform semi-skilled work in several trade areas in the maintenance and repair of buildings, units and/or equipment; as well as, install, maintain, repair or replace mechanical equipment, appliances, and portable electrical equipment.
- Assists in planning work according to activity, seasonal or emergency needs within work assignment.
- Assists in scheduling, assignment and supervision of all emergency, routine, and preventive maintenance work. Assists in vacancy preparation process. Performs general maintenance work, including, but not limited to HVAC, etc.
- Performs work and supervises workers in a variety of building maintenance and custodial
- Responsible for maintenance, repairs, and cleanliness of assigned vehicle(s) and equipment.
- Conducts HUD REAC inspections as directed by the Direct head
- Inspects, repairs, installs, modifies, and maintains HVAC systems.
- Coordinates work with the Property Manager, Foreman and Maintenance Mechanics
- Performs skilled HVAC work throughout the properties of the Authority.
- Enter work orders neatly and accurately.
- Informs superiors on work progress and on any conditions/situations which should be called to their attention.
- Situations warranting declaration of emergency are reported immediately.
- Follows all applicable safety procedures
- Responds to emergencies as required.
Physical Demands
Must be able to repeatedly lift and pull up to 50 lbs., bend, kneel, climb ladders and other strenuous activities. Must have the ability to drive a pickup truck and van.
Work Environment
Must be able to work in adverse Florida weather which includes extreme heat and humidity in the summer, cold in the winter. Much of the work will be done in environments that do not have air conditioning or heating

Education
Must have a high school diploma or GED equivalent, and vocational/technical training in HVAC work plus 4 years of HVAC experience installing and maintaining HVAC equipment and ductwork, or an equivalent combination of training and experience.
License and Certification
Must possess an Environmental Protection Agency (EPA) Refrigerant License. Must be insurable by JH's insurance and possess a valid Florida Driver's License
Knowledge, Skills, and Abilities
- Demonstrated thorough knowledge of national, state, and local regarding HVAC.
- Demonstrated ability to apply common sense understanding to carry out I instructions furnished in written, oral, or diagrammatic form.
- Demonstrated ability to add subtract, multiply or divide all units of measure.
- Demonstrated ability to describe in writing repair or maintenance problems.
- Demonstrated knowledge of the tools, materials, and methods of the respective trade.
- Demonstrated ability to work in demonstrated thorough knowledge of national, state, and local regarding HVAC.
- Demonstrated knowledge of building code conformance standards.
- Demonstrated ability to diagnose defects and hazards in new and existing environmental control systems.
- Demonstrated ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagrammatic form.
- Demonstrated ability to add subtract, multiply or divide all units of measure.
- Demonstrated ability to describe in writing repair or maintenance problems.
- Demonstrated knowledge of the tools, materials, and methods of the respective trade.
- Demonstrated ability to work in poor weather conditions, including heat, cold, and rain
- Demonstrated mechanical aptitude and mental alertness.
- Demonstrated ability to work independently.
- Demonstrated ability to provide excellent customer service.
- Demonstrated ability to establish and maintain effective working relationships with other employees, tenants, and the public.
Certificate/License
